Reads your sheet
The AI reads the printed callouts on your plan — pipe sizes, lengths, structures, paving and grades — straight from the PDF text where it can.

You confirm scope
It lists what it found by trade. You check what's in your scope before anything is measured or priced.

Measures and prices
Quantities are traced on the calibrated main plan and priced from your own costs. Cut and fill volumes are calculated from surfaces, not guessed.

Flags, never overrides
Conflicts, odd readings and printed-vs-measured differences become review flags and draft RFIs. Nothing changes your bid without your OK.
FAQ
Common questions
Do I need plans to use it?
No. You can start a scratch bid and enter quantities and prices directly. AI takeoff and cut and fill need a plan sheet or survey.
What files can I upload?
PDF and image plan sheets. For grading surfaces you can also import LandXML, 3D DXF, OBJ or STL. DWG isn't supported yet — export to PDF or LandXML.
Is the AI's number final?
No. The AI does the reading and measuring; you review and approve. Every item stays editable, and suggestions are never applied automatically.
Where do the prices come from?
Your own cost library, adjusted for your ZIP code, plus subcontractor quotes you enter per line. A public cost book is shown for reference only.
Can I cancel?
Yes. Plans are monthly and you can cancel any time from Plans & billing. See our refund policy for details.
